Wow...where to begin. Ashley came highly recommended from a colleague at work that hired her to oversee the purchase of their home as 1st home buyers. So we trusted her with selling both my parents' house and mine. The most important thing a realtor can do in a sellers market is accurately estimate the value of your house. The second most imoortant thing they do is develop the best strategy for selling your house based on that market (staging, pricing, advertising) at that moment in time. I would give Ashley an A+ on both of these important tasks. Her valuation of our houses was spot on and her strategies for selling our houses under a rapidly changing market was also spot on. My parents house went for sale and under contract at the height end of the crazy 2022 season market. Her strategy for pricing the house below market value to create a bidding war worked perfectly. She estimated we could expect $5-10k over asking. Their house sold for $25k over asking...more than 3x over asking than the average house sale in our area at the time. Just 2 months later, however, the market had already changed when it was time to sell my house. I'm a numbers guy so Ashley painstakingly walked me through every detail of her market survey to calculate a value for the worth of my house. My house was unique, which made the market survey that much more technical. Then her read of the market was just as amazing. By her estimate, listing low and relying on a bidding war was no longer a winning option...the market had changed. This time her recommendation was to market hard (complete with drone video) and price at value. The first offer, which is often the best offer, came in quick but by her estimate also low. After talking with her I was reassured waiting for a higher offer was the right thing to do. It was, as a full price offer did come in just days later...just as she had predicted it would. Beyond simply getting top dollar for our houses Ashley showed the utmost compassion for my aging parents, spending the extra time with them they needed to minimize the stress a big move presents to folks of their ages. “We met Ashley by chance while touring open houses one Saturday in October 2024. We were visiting the Tri Cities from California to see if we liked the area, which, spoiler alert- we loved it! Ashley was sooo lovely and didn’t look at us as fresh meat to sell a home to. She seemed genuinely interested about us, what we thought of the area so far and gave us some recommendations on areas to look at while we were visiting. As we figured out the logistics of moving we were grateful to have Ashley direct us as needed.
